Pinpoint humidity in PBSA property

ControlSensor+Irus pinpoints humidity issues in multi-occupancy accommodation by monitoring environmental conditions in real time and correlating them with occupancy and heating patterns.

Built-in environmental sensors

The ControlSensor includes humidity and temperature sensors, which constantly monitor conditions in each room. This provides accurate, room-by-room data across an entire building or estate. Additional stand-alone humidity sensors can also be deployed through the Irus network to monitor areas outside the ‘typical’ range of ControlSensor.

 Real-time data & historical trends

Through the Prefect Irus Portal, building managers can:

  • View live humidity readings per room.
  • Spot trends over time — e.g., persistently high humidity in certain rooms.
  • Correlate data with heating usage, ventilation settings, or occupancy levels.

This enables early detection of poor ventilation, condensation risks, or potential mould growth, before residents raise complaints.

 Threshold alerts for abnormal conditions

Irus can be configured to flag rooms where:

  • Humidity exceeds ‘optimal’ thresholds (e.g., over 60–65% RH for prolonged periods).
  • Humidity remains elevated despite heating or ventilation being active — suggesting ineffective airflow or occupant behaviour (e.g., drying clothes indoors, blocking vents, lengthy showers, illicit cooking apparatus).

These alerts allow proactive intervention before serious issues develop.

 Context-Aware Diagnosis

Because Irus links occupancy and heating data with environmental conditions, it can help identify why humidity is an issue:

  • A room that’s unheated and unoccupied but has high humidity signifies fabric moisture or external ingress
  • A heated, occupied room with high humidity signifies behavioural causes (e.g. showers, drying laundry, cooking without ventilation)

This context allows staff to tailor responses — from educational notices to maintenance fixes.

 Estate-Wide Risk Identification

Across a portfolio, Irus can highlight problem clusters — e.g., a particular block with poor airflow design or a recurring humidity issue in ground-floor rooms — supporting longer-term building improvements.
