Since the introduction of the Regulatory Reform (Fire Safety) Order 2005, conducting a Fire Risk Assessment has become the key responsibility for managing fire risk in any building. Legally, employers with more than five employees must carry out a written assessment, record the findings, and keep it regularly updated. Under the RRO, traditional fire safety inspections and Fire Certificates from the Fire Brigade have been replaced by these assessments, placing accountability on the person or people responsible for the building—whether that’s the owner, employer, managing agent, or an appointed individual.
