Air Pressure Testing for New Builds Across England
Since the introduction of Part L of the building regulations in April 2006, air tightness testing has become a crucial factor in ensuring that a property can be legally marketed for rental or sale in the UK.
A percentage of new homes are required to undergo air tightness testing – also referred to as air permeability testing. The significant surge in demand for new homes across the UK has made our services more sought-after than ever. As this demand has grown, so has our capacity to deliver our testing and remedial services efficiently and effectively.
Air Permeability Testing Services in the Southeast and East Anglia
iATS-registered Air Tightness Testing Ltd boasts extensive experience in testing properties of all types and has established a reputation for conducting prompt, reliable, and highly professional air permeability tests throughout mainland England – particularly in London, the Home Counties, and East Anglia. Some of our primary service areas include Essex, Kent, Sussex, Bedfordshire, Hertfordshire, Suffolk, Norfolk, Buckinghamshire, Berkshire, Oxfordshire, Northamptonshire, Surrey, and all London boroughs.
SAP Calculations – Meaning
All new residential developments, conversions, and certain extensions in the UK are required to undergo a Standard Assessment Procedure (SAP). The SAP evaluates the energy efficiency of a building and serves as the foundation for the Energy Performance Certificate (EPC).
This document is a legal obligation for building control and must be completed prior to a property being sold or rented out.
SAP calculations are conducted in partnership with EAL Consultants, a reputable firm of energy consultants specialising in renewables and low-carbon energy technologies.
SAP Calculations for New Builds
Any newly constructed building must undergo an SAP calculation to submit to building control, which must align with the minimum standards as set out in Part L1A of the building regulations. The property must not exceed the designated carbon emission targets, which may vary based on the location of the building and the commencement date of construction.
Furthermore, if you are building a property in England, it is essential that your building fabric complies with the required thermal performance standards. EAL Consultants are on hand to assist you in resolving any issues that may arise, ensuring you achieve compliance promptly and efficiently. You will receive comprehensive support throughout the process, and any queries you have will be addressed by our expert partners.
Sound Testing for New Builds
New builds and conversions are required to undergo pre-completion sound tests to comply with Part E of the building regulations - specifically, the Code for Sustainable Homes and BREEAM assessments.
On 1st July 2003, the New Approved Document E (2003 edition) was introduced, with amendments in 2004 and 2010. The primary objective is to reduce sound transmission in order to alleviate the impact of nuisance noise on homeowners, thereby enhancing their quality of life. Sound tests ensure that sound insulation within and between new builds, converted properties, hostels, and hotels is adequate.
Leading UK Sound Insulation Testing Company
Our partner, Sonic Element, possesses all the necessary approved qualifications and affiliations, being ANC-registered and fully accredited to perform pre-completion sound tests. Please note that all sound test requirements are conducted at the discretion of the building inspector.
With extensive onsite experience and expertise in sound testing related to building regulations, Sonic Element offers comprehensive support throughout the noise testing process, addressing any queries you may have.

About us
Air Tightness Testing (UK) Ltd is a specialist building air pressure testing company based in Essex, providing services to clients throughout East Anglia, London, the South East, and across mainland England.
Reducing or eliminating air leakage is a legal requirement for new domestic buildings and other constructions. Since updates to Building Regulations in April 2006, new homes must comply with Part L, meaning a proportion of properties are required to undergo air tightness testing, also known as air leakage or air permeability testing.
We provide a reliable, supportive service focused on achieving accurate results first time. If a building fails its initial test, we will identify and help seal any leaks and carry out same-day retesting at no additional cost. Our experienced engineers bring extensive industry knowledge, and we deliver our services at competitive, cost-effective rates.
Our Services Include:
Air Pressure Testing
Since Part L regulations, air tightness testing is required for UK new builds. We provide fast, reliable air permeability testing across mainland England, identifying leaks and offering remedial advice. Using UKAS-calibrated equipment, we help ensure compliance and smooth market approval.
SAP Testing
SAP calculations are required for all new UK homes, conversions, and some extensions to meet Part L building regulations and produce EPCs. We work with EAL Consultants to provide expert, compliant assessments across mainland England, helping ensure energy efficiency and smooth building approval.
Sound Testing
Pre-completion sound testing is required for new builds and conversions under Part E Building Regulations to reduce noise transmission. We work with ANC-registered partners Sonic Element to provide compliant acoustic testing across London, South East and mainland England for building approval.
Air permeability testing is a key requirement under Building Regulations, as all buildings experience some level of air infiltration through gaps, cracks, and openings that can increase energy loss, particularly in poor weather conditions. Construction firms and developers have a legal responsibility to minimise this air leakage, especially in new builds. Our team provides professional air tightness (air pressure/leak) testing for new houses across mainland England, supporting compliance and quality assurance for residential developments.
We provide air tightness and permeability testing services throughout mainland England, although the majority of our clients are located in Essex, Kent, Sussex, Bedfordshire, Hertfordshire, Suffolk, Norfolk, Buckinghamshire, Berkshire, London, Oxfordshire, Northamptonshire, and Surrey.
Our team is fully qualified, approachable, and supportive, and we provide certified results that are accepted by building control authorities across the UK.
