Smart Mixed-Use Development Completed in Leyton by JMS Engineers

JMS Engineers has completed the full civil and structural design for a smart, space-efficient mixed-use development at 1A Bickley Road, Leyton.

Located in the London Borough of Waltham Forest, the scheme delivers 500sqm of commercial space at ground level, with 685sqm of residential accommodation across three upper floors. A 235sqm communal podium deck at first floor level provides shared landscaped amenity space for residents, incorporating sustainable drainage (SuDS) features.

The building’s flat roof has been designed to support solar PV panels, contributing to long-term energy efficiency.

JMS Engineers developed an efficient superstructure to accommodate the differing demands of commercial and residential use, while delivering coordinated drainage and civil engineering solutions that meet sustainability goals.

Maximising every square metre on a tight urban site, the Bickley Road development demonstrates JMS’s commitment to sustainable, integrated design.
