TLJ EcoBolt energy-saving device launched for PBSA sector
TLJ launches the EcoBolt: an un-cheatable energy-saving device cutting PBSA energy costs by £188 per room.
TLJ Access Control has announced the launch of the EcoBolt, a Bluetooth-powered energy-saving device designed specifically for the purpose-built student accommodation (PBSA) sector. The EcoBolt gives operators a simple way to reduce energy waste, lower carbon emissions and cut costs, while remaining seamless for students.
The EcoBolt was developed as part of TLJ’s move towards mobile keys. As traditional key cards are phased out, existing card-based energy savers no longer work. The EcoBolt solves this challenge by embedding Bluetooth technology directly into the deadbolt of TLJ locks, ensuring rooms only use energy when they are occupied.
How it works
When a resident locks their door, the EcoBolt activates power in the room.
When the door is unlocked, an adjustable timer (between one and forty-five minutes) begins before switching power off.
This ensures non-essential energy is never wasted while the room is empty, but students still enjoy a seamless and comfortable experience.
Additional features include
Window sensors that pause heating or cooling when windows are open.
Audio reminders before shut-off to help residents adapt.
Master access for cleaners and maintenance staff without compromising security.
Backup key cards that unlock doors but do not activate the energy saver, preventing misuse.
Proven savings
Early results from a pilot scheme at a PBSA development made up entirely of studio rooms show significant benefits. Operators achieved annual savings of £188 per room, equal to around £56,000 for a 300-bed site, £113,000 for a 600-bedroom site, and more than £564,000 for a 3,000-bedroom site. It is anticipated that even greater savings can be achieved in developments with shared kitchens, where energy use is typically higher.
A solution tailored to PBSA
The EcoBolt has been created to reflect student behaviours and the unique nature of PBSA. With most student accommodation offering all bills included, students have little incentive to reduce consumption, leaving operators to carry the cost. The EcoBolt gives operators a practical way to take back control, while ensuring students are not inconvenienced.
